GENERAL CONDITIONS OF RENTAL
ORE OF THE TRACKS - THE BIRDS
I / General provisions :
The tenant may not under any circumstances invoke any right to remain in the premises at the end of the period initially provided for in this contract.
II / Use of the premises :
The tenant will enjoy the rental in a peaceful manner and will make good use of it, in accordance with the destination of the premises. The rental can in no case benefit third parties.The owner will provide the accommodation as described and keep it in working order.
III / Security deposit or surety :
The amount of the security deposit is equal to 250 euros. It is paid upon entering the premises. It is refunded to the tenant at the time of his departure, after deduction, in the event of deterioration of the elements of the furnished and of the goods made available, any costs of replacement or restoration. If the deposit is insufficient, the tenant agrees to supplement the sum after the exit inventory.
IV / Maximum number of occupants: 6 people :
In the event that the number of people accepted which is mentioned in the contract is exceeded, the lessor and the tenant will come to an amicable agreement taking into account the additional charges imposed by the modification of the occupation.
V / Inventory and inventory :
The inventory of fixtures and the inventory of furniture and equipment will be made at the start and end of the stay by the owner or his representative.
In case of non-functioning of an element during your arrival, thank you to immediately inform the person in charge of the apartment.
Cleaning : At the end of your stay, you must return the apartment clean and in good condition.If you are unable to do the cleaning, please let us know in advance. This service will then be billed to you in addition to the stay (50 €).
VI / Payment :
The amount of the deposit is 25% of the rental price.
The reservation becomes effective upon payment of this sum (transfer or credit card).
The balance (including tourist tax) will be paid by bank transfer on D-15 of arrival.
If the tenant delays his arrival, he must send the balance of the rent for the date of the start of the rental initially planned; under these conditions, article 8 will not be applied.
VII / Interruption of stay :
In the event of an early interruption of the stay by the tenant, and if the owner's responsibility is not called into question, no refund will be made, except that of the security deposit under the conditions indicated in article 3.
VIII / Cancellation conditions :
Any cancellation must be notified by e-mail (with acknowledgment of receipt) or registered letter to the owner before the entry into use.
In case of cancellation up to D-15 of arrival, the deposit is retained (25%).
In case of cancellation from D-15 to D-0 of arrival, the balance must be paid.
To claim a refund, please send proof (any reason beyond your control and which can be justified). The owner will then make the decision.
As a general rule, the deposit remains with the owner; however, they can be returned when the furnished apartment has been re-let for the same period and at the same price.
If the tenant has not shown up on the day mentioned on the contract, after 24 hours and without notice to the owner:
• This contract is considered terminated,
• The deposit remains with the owner
• The owner can have his furnished apartment.
In the event of cancellation of the rental by the owner: He will reimburse the tenant for double the amount of the deposit received.
IX / Insurance :
The tenant is required to insure the premises which are rented to him. He must therefore check whether his main housing contract provides for resort extension (vacation rental).Otherwise, he must subscribe to the extensible.
The owner also insures the apartment (second home can be rented).
